Link Logistics pre-leased and delivered a 132,515-square-foot, Class-A facility in 2024, customizing it for a national automotive parts distributor. Designed for efficiency and to maximize functionality for the customer’s business requirements, Link Logistics completed the build-out in a compressed timeframe, allowing the customer to move into their newly outfitted space in six months.
An automotive parts distributor with a nationwide presence had been actively searching for a larger facility to accommodate its growing operations in the New York City metro area when they connected with Link Logistics to discuss possibilities for expansion in a Link building that at the time was under construction but not yet leased. For this customer, the exact right space configuration and features were critical to keeping daily operations running smoothly and ensuring longer-term business continuity. Link Logistics forged a close partnership with the customer to understand exactly what they needed to thrive in their new space, setting into action the meticulous process of completing the facility to the customer’s specifications—in this regard, the project represents a strategic pivot into a build-to-suit scenario. The result is a building that fits the customer’s unique requirements and adheres to National Fire Protection Association regulatory codes via a building-specific fire suppression system, fire pump, additional sprinkler heads and a roof structure designed to store specialty items. The speed with which Link Logistics completed the build-out made it possible for the customer to take occupancy just six months after initial conversations with Link teams.
Satisfied with how adept Link Logistics teams were at delivering their first building at the Northern Oak location, the customer subsequently engaged the firm to source another site and prepare a build-to-suit proposal for a requirement in northern New Jersey. Link Logistics’ Investment teams identified a site that was close to full entitlement, opening up an opportunity for a second building that is slated to deliver in 2026.
Due to its location within the broader NYC metro area, Northern Oak Logistics Center IV offers proximity to the Long Island Expressway (I-495), Northern State Parkway and Veterans Memorial Highway, as well as to LaGuardia and JFK international airports and the MacArthur and Republic regional airports.
